National workers’ compensation insurance firm United Heartland had aggressive plans to grow its work force and continue its national expansion. To support these efforts, the firm desired a new national headquarters building to house their employees, increase their operational efficiency and strengthen their service capabilities.


After a competitive RFP process, United Heartland selected Irgens to oversee the site selection, development, financing, design and construction of a 56,000 square foot, build-to-suit/lease facility on a premier site in the City of New Berlin. Irgens’ approach addressed the client’s growth objectives by creatively providing a cost-effective solution allowing for flexibility over time. Irgens negotiated all purchase agreements, obtained government approvals and selected a team to design and construct the new facility. The team broke ground and occupancy was achieved by United Heartland within eight months.


United Heartland’s headquarters facility readily housed the company’s existing work force of 200 employees and included 100 employees. In addition, the building is expandable up to an additional 30,000 square feet and achieved LEED Silver certification by the U.S. Green Building Council.
