Irgens entered into a purchase agreement for a highly sought-after site located on a major thoroughfare (Lake Cook Road) in suburban Chicago. Irgens’ intent was to develop a Class A commercial office that would house the company’s Chicago team as well as other complementary tenants. Irgens partnered with a competitor who agreed to co-develop the 46,207 square foot building and lease-back space for their own office headquarters. The result was a mutually-beneficial partnership where Irgens was responsible for development administration, construction services and ongoing property management and maintenance.
