Irgens approached the Nitz family to purchase a 22,500 square foot brick single-story retail building on a 1.88 acre site in Brookfield, home to the family’s longtime hardware business, Nitz Ace Hardware. Irgens’ intent was to redevelop the single-tenant retail building into a Class A medical and commercial office building. Irgens worked closely with Zimmerman Architectural Studios and the City of Brookfield to update the tired façade and plan for high-end medical users. The transformation of the former hardware store into a prime medical office building has meant more than upgrading a tired image, it also created additional property tax revenue from the increased value of the redevelopment. Additionally, the development has caused an economic synergy as patients and staff from the Lilly Centre frequent local retail in the area, while regular customers of the retail areas have visited Lilly Centre for treatment.
