Tosa Health Center
Irgens developed the first phase of Tosa Health Center in 1998. The 60,000 square foot medical office building was developed for the Medical College of Wisconsin (“MCW”) at a prominent major intersection in a busy office and retail corridor. The successful development became an important clinic for MCW due to good demographic attributes and easily accessible retail-like location with superior access and visibility. After years of occupancy and several lease renewals and building upgrades, MCW outgrew the facility and had a strong need to expand its service offerings.
Irgens, MCW’s long-time development partner and project owner, recognized the space need and started exploring possible expansion opportunities. Irgens identified a solution that would allow the facility to expand by 40,977 SF (total of 100,977 SF). The addition would be connected to the existing building on all three floors, creating a fully integrated facility. To pave the way for the project, Irgens controlled and then purchased a neighboring property and demolished an older commercial building on the site. During the construction phase, the project team worked to minimize disruptions to the building so clinical services could remain operational.
Completed in May 2016, the expanded Tosa Health Center is home to a new plastic surgery clinic, medi spa and vein clinic. It also accommodates larger clinic areas for primary care, spine, psychiatry and hand surgery services. Together, these services allow MCW to better serve its patients in a convenient, highly visible and cost-effective location. MCW’s lease extension represents 33 years of tenancy in the facility (not including future options to renew).
