18-story, 350,000 SF Tech-Driven, Environmentally Sustainable Building to be Connected to US Bank Center; Will Feature 5th Floor Outdoor Terrace, Fitness Center, and Street-Level Restaurant

Milwaukee – Irgens has unveiled its plans to develop the City of Milwaukee’s newest office tower at 833 East Michigan Street. The planned 18-story, 350,000 SF glass and steel building will feature the latest in building design and technology, and amenities including an outdoor terrace overlooking Lake Michigan, an on-site fitness center, a sky bridge to the US Bank tower and its Galleria, a white tablecloth restaurant with outdoor seating, and on-site parking.

833 East features:

  • 18 stories offering panoramic views of Lake Michigan and downtown Milwaukee
  • Over 358,000 SF of Class A office space
  • Environmentally sustainable, LEED-certified design
  • Technology driven for optimal IT access and energy efficiency
  • On-site fitness center
  • Multi-media conference center for 120 people
  • White table cloth restaurant on Michigan Street
  • 444 executive and guest parking stalls
  • Skywalk connectivity to US Bank Center Galleria and parking ramp
  • Within easy walking distance of central business district, Lake Michigan, the Third Ward, Milwaukee Art Museum Discovery World, and Henry Maier Festival Park

“833 East Michigan will provide downtown Milwaukee with a sustainable, elegant, and state-of-the-art multi-tenant office building,” said Mark F. Irgens, CEO/President and Manager of Irgens. “Along with our partners, we are excited to move this project forward as we firmly believe that it is achievable in both size and scope in today’s economic environment.”

Irgens’ design plans aim to achieve LEED certification for the project. Multiple power feeds from two separate substations and an over-sized back-up generator will provide important redundancy. The building’s infrastructure will support future technology with additional capacity. Additional sustainable elements will include energy-efficient heating and cooling systems; electric car charging stations, and a bike-share transfer point.

Land owner US Bank is a committed partner in the project and will sell the property where its parking garage currently sits and assist in financing the transaction with Irgens. The architect of record is Kahler Slater. Law firm Godfrey & Kahn has expressed its interest in the project.

“We continue to work with Irgens to pursue a development at that location,” said Nic Wahl, Managing Partner of Godfrey & Kahn, S.C. “We have always liked that site and we think it would be great for the City of Milwaukee. As in all developments, things need to occur before the project becomes reality, but there seems to be some good momentum.”
