Two hotels proposed at The Corridor
CITY OF BROOKFIELD – Earlier this year a proposed Hilton Garden Inn at The Corridor was scratched.
Five months later, developer Irgens has doubled down on the idea.
The city of Brookfield Plan Commission got its first look at plans for a pair of new hotels proposed at The Corridor at its meeting Monday, July 10.
Iowa-based Hawkeye Hotels, Inc. is pitching a 70,000-square-foot, 137-room hotel and a 68,000-square-foot, 132-room hotel, with both buildings slated to be located in the middle portion of The Corridor at the northwest corner of Discovery Drive and Golf Parkway.
Both hotels would measure four stories tall and would include outdoor seating, a fitness room and a pool.
“The site itself includes two distinctly different hotel products,” JSD Professional Services Senior Project Engineer Justin Johnson said. “One of them, the Fairfield Inn and Suites by Marriott, on the westerly side of the site facing east, and the Holiday Inn Express and Suites sitting along the future Golf Parkway and faces north.”
The project was represented by both Johnson and Base4 Project Manager Robert Baker.
The most controversial portion of Monday evening’s proceedings was an aesthetic detail of the Holiday Inn regarding what color portions of its architecture would be. Commissioners and city staff requested a “Terracotta” color as opposed to the originally proposed “Deep Space” blend.
City staff recommended the former and the plan commission concurred.
“The owner’s preference is the deep space, but the owner is amenable to the recommendation of the council,” Baker said.
Alderman Mark Nelson brought up the subject of bringing two nearly identical hotels to the same property rather than one larger one, to which Baker replied.
“They’re going to be very similar, (with) very similar amenities. Both have the same pool, fitness rooms; the biggest driving factor with the two hotels similar to this on a site is the rewards program,” Baker said. “If someone stays with Marriott, they’re staying in the same brand because when they go on vacation with their family they’re staying there for free. That’s why this client looks at these as two good options to be in the same area because they will both get that loyalty from customers.”
