Irgens Breaks Ground on The Corridor

BROOKFIELD, Wis. – Irgens held a groundbreaking ceremony Thursday, July 9, for The Corridor, a 66-acre mixed-used development located just south of Bluemound Road across from the Brownstones Shopping Center at 17500 W. Bluemound Road in Brookfield.

 

Irgens Executive Vice President Dave Arnold spoke at the ceremony along with Irgens CEO Mark Irgens, Brookfield Mayor Steve Ponto and Waukesha County Executive Paul Farrow.

 

“We’re proud to bring The Corridor to the City of Brookfield because this project reaches down to the core of Irgens’ long-standing mission,” said Arnold. “It’s an innovative and creative development that will play a key role in the growth and future of the City of Brookfield for years to come.”

 

The Corridor campus location has immediate access and connectivity to the surrounding community, which includes banks, restaurants, hotels and various retailers, and will feature:

 

  • The Corridor Corporate & Technology Park, which will be the first Class A, suburban office space added in the western suburbs in over 10 years, with easy access from Bluemound Road and a highly-visible location along I-94. The design of the office park will ensure a high-quality, cohesive development, allowing for flexibility as the market evolves and keeping Brookfield top of mind for future corporate headquarters.
  • The Shoppes at The Corridor, which will feature more than 130,000 square feet of retail space, anchored by Dick’s Sporting Goods.
  • Significant public amenities, including: repurposing of the long-standing Ruby House Farm for public entities; a dedication of almost seven acres of land in the Deer Creek environmental corridor to the City of Brookfield as part of a wetlands dedication program; creation of public walking trails through the environmental corridor to connect Ruby Park to Brookfield Lakes, as well as the development of public sidewalks to connect the surrounding community; improvements to traffic patterns on Calhoun and Bluemound Roads to ensure safe public access to The Corridor, surrounding businesses and the neighboring Swanson School; and development space for a high-image flag hotel, conference center, medical facility and fitness center to satisfy the current public need.

 

As a fully developed project, The Corridor is projected to bring more than $142 million in development value to the Brookfield community, and a potential property tax impact of more than $2 million, with the possibility of more than $300,000 from projected hotel room tax.

 

Additionally, The Corridor will create over 500 construction jobs and more than 3,000 permanent jobs in retail, healthcare, hospitality and other office industries.

 

“This land is considered to be among the top remaining sites for development in the state,” said Ponto. “The City of Brookfield found The Corridor to be a great fit for our community, not only for the additional jobs in brings to our city, but for the top-notch businesses it will bring to the area.”
