Irgens Closes on Land in Tempe

Tempe, Ariz. – Irgens has recently closed on the purchase of 1.75 acres of land on 979 Playa del Norte Drive located on the north bank of Tempe Town Lake and just east of the southeast quadrant of Scottsdale Road and the Loop 202 freeway in Tempe. This site is geographically in the center of the dynamic North Tempe area and adjacent to the vibrant office submarkets of South Scottsdale, Papago Park Center and 44th Street/Gateway Corridor.

 

Irgens plans to develop a cutting-edge class A building where tenants and visitors will have the ease of a parking structure integrated within the office building in addition to convenient surface parking directly adjacent to the building’s entry. The design will consist of post-tensioned concrete construction with pre-cast, glass and synthetic plaster exterior and will include sun shades and exterior balconies. Lobby finishes will compliment the distinctive exterior architecture of the building. Elevators will service the levels of parking, main ground floor lobby and office levels.

 

The 979 Playa del Norte office development will be the final component of a newly developed, mixed-use neighborhood which already includes 500 apartment units, 260 residential condominiums, a 120-bed hotel under construction, and convenience retail shops.

 

“Upon completion, this development will be one of the most prominent buildings on the Loop 202 freeway, and will be a landmark to the Tempe Town Lake area,” said Mike O’ Connor, Senior Vice President for Irgens.

 

The site is located near the new Valley Metro light rail line with access to Central & downtown Phoenix, Arizona State University and Mesa. The site is within a 15-minute drive of downtown Phoenix, an approximate 10-minute drive of Old Town Scottsdale and within minutes of downtown Tempe, Arizona State University and Phoenix Sky Harbor Airport.
